  1. Listing Agreement and Lease Writing:

    Go4Rent will draft the documents based on the terms you provide and share it with both you and the landlord for review. Once all parties confirm the details, we will send the documents and any applicable addendums for signatures.

    With lease writing, Realtors may pass this cost on to approved tenants as an Admin Fee. This fee will be disclosed on the MLS, listed on Go4Rent, and included in the Tenant Selection Criteria.

  2. MLS Data Input and MLS Status Change:

    Go4Rent will enter the listing information under your MLS ID and make any necessary changes to the Agent Remarks/Private Remarks as deemed necessary to facilitate the transaction. If access has not already been granted, your office manager may need to provide us with the necessary permissions. We will update the status on the MLS once we have a signed Lease Agreement and have collected the Security Deposit.

  3. Commission Disbursement:

    Go4Rent collects the first month’s rent and disburses commissions according to the Listing Agreement and the Agreement Between Brokers. If your broker permits, you may submit a CDA and we can ACH your portion of the commission directly to you. Commissions are typically paid within five business days after the lease commencement date.

  4. MLS Photo Upload and Staged Photos:

    Professional photos are standard for all listings. Payment is required prior to the photo session. Go4Rent will upload the photos to the MLS and provide virtual staging where applicable. We take as many photos as necessary to highlight the key features of the property. Some agents choose to pass this cost on to their landlords

  5. Application Processing:

    Go4Rent will only process applicants who meet the landlord’s stated criteria.

    For example:

    • If the Listing Agreement specifies “No Pets” and the applicant has a pet that is not an ESA or Service Animal, the application will not be processed.

    • If the landlord requires a minimum credit score of 700 and the applicant discloses credit issues on page 3 of the Lease Application, we will not process the application.
